How to Build, Remodel or Add an Addition to a House
Your first step is finding a qualified designer who will prepare the drawings for the project. He will meet with you at the site and discuss the project to determine what you need. If there are special requirements (homeowners association, etc.) in your neighborhood or any other restrictions that you are aware of, he will need to be advised of them. The designer will take measurements and photos of any existing structures that will be adjacent to the new work.
Before the drawings are started, you will be quoted a price and given a payment schedule.
Preliminary plans are prepared showing room sizes and elevations. The designer will meet with you to discuss any changes you wish to make.
The drawings and specifications will be in accordance with the international residential code.
When the drawings have been revised to meet your requirements and are completed, they will be reviewed by a registered structural engineer for his approval. Revisions, if required, are made, and returned to the engineer for his seal.
The drawings are then ready for building permit application and for your builder contractor to bid on your project.
The building contractor should have a Class A Builders License in Virginia. He should obtain the building permit.
